1. Your schedule of values
A CSV or a range pasted from a spreadsheet, with a header row. Required: description and scheduled value. Then: previous (billed in earlier applications), this period, stored (materials presently stored). Put CO in the item column for change orders; a deductive change order is a negative value. Optional: a retainage column for a line with its own rate.
2. Retainage and the application
Choose a file or paste the schedule, then click Work out the application.
Current payment due
| Item | Description | Scheduled | Previous | This period | Stored | Completed | % | Balance | Retainage |

What it does, and what it leaves to you
- Per line: completed and stored = previous + this period + stored; percent complete; balance to finish; retainage = work rate on previous and this period plus stored rate on stored materials, rounded to the cent.
- Summary: original contract sum, net change orders, contract sum to date, total completed and stored, retainage, total earned less retainage, less previous certificates, current payment due, balance to finish including retainage.
- Findings: a line billed over its value, work on a line with no value, a negative payment due, a front-loading pattern, and an estimated previous-certificates figure.
- Not decided: what your contract allows for retainage, stored-material billing, and reduction; state limits on retainage, prompt-payment and lien rules; whether a change order is approved; sales tax; and whether the owner will certify the amount.
Common questions
What is a pay application?
A pay application (also called a payment application, progress billing or draw request) is the document a contractor sends the owner each period to be paid for the work done so far. It shows the contract sum, change orders, how much is complete and stored, the retainage held back, what was already paid, and what is due now.
How is retainage calculated on a pay application?
Retainage is a percentage of the work completed and stored to date, commonly 5 to 10 percent. This page multiplies each line's completed work by the work rate and its stored materials by the stored rate, rounds to the cent per line, and adds them. It can also drop the rate once the job passes a completion point, if your contract allows it.
How do I fill in the previous certificates line?
Take it from your last application: the current payment due that was certified, summed across all earlier applications. If you leave it blank this page estimates it as previous work less retainage at today's rate, and says so in the findings, because that only holds if the rate never changed.
How do change orders work?
Add each approved change order as its own line with a negative or positive scheduled value, and put CO in the item column (CO-1, CO-2) or in a Type column. They are separated from the original contract sum and shown as the net change.
Is this the AIA G702 and G703 form?
No. It produces the same kind of summary and line-by-line table, in plain text and CSV, but it is not the AIA form, which is copyrighted, and it is not affiliated with the American Institute of Architects. If your owner requires the AIA form, use the numbers here to fill it in.
Is my project data uploaded anywhere?
No. The schedule is read in your browser and nothing is sent; a test in the code asserts there are no network calls.
