Common questions
How much Stamp Duty will I pay on a house in England?
From 1 April 2025 a main home pays 0% on the first £125,000, 2% on £125,001 to £250,000, 5% on £250,001 to £925,000, 10% on £925,001 to £1.5 million and 12% above. Only the slice in each band is taxed at that band's rate.
How does first-time buyer relief work?
First-time buyers pay 0% up to £300,000 and 5% on the part from £300,001 to £500,000. If the price is above £500,000 there is no relief at all and standard rates apply to the whole price.
What is the extra rate for second homes and buy-to-let?
Buying an additional residential property of £40,000 or more adds 5 percentage points to every band, which in practice is 5% of the whole price on top of standard Stamp Duty.
What is the non-UK resident surcharge?
Buyers who are not UK resident for Stamp Duty purposes pay an extra 2% of the price on residential purchases, on top of any other rates. Residence depends on the days you spent in the UK in the 12 months before purchase.
Does this cover Scotland and Wales?
No. Scotland charges LBTT and Wales charges LTT, with different bands. This calculator covers England and Northern Ireland only.
