Common questions
How much is Capital Gains Tax in the UK?
For 2025/26 and 2026/27 you pay 18% on gains that fall within your unused basic-rate income tax band and 24% above it, for property and other assets alike, after the £3,000 annual exempt amount.
What is the annual exempt amount?
The first £3,000 of net gains in a tax year is tax-free. Unused allowance cannot be carried forward.
How are losses treated?
Losses in the same tax year are set against gains first. Losses brought forward are used only to bring gains down to the £3,000 exempt amount, and you must report a loss to HMRC to carry it forward.
When do I report and pay?
On your Self Assessment return due 31 January after the tax year. For UK residential property with tax due, you must also report and pay within 60 days of completion.
Can I reduce the bill legitimately?
Spreading disposals over two tax years uses two exempt amounts and two bands, and transfers to a spouse or civil partner are no-gain-no-loss so their allowance and band can be used. Pension contributions can also widen the 18% band.
