What is my EIS or SEIS investment really going to cost me?

Enter what you plan to invest and the income tax you owe. You get the income tax relief you can actually use, the CGT deferred or saved, what you would be out of pocket if the company failed after loss relief, and the sale price that gets you back to even.

Common questions

What is EIS?

The Enterprise Investment Scheme gives an individual 30% income tax relief on up to £1,000,000 invested a year in qualifying young companies (up to £2,000,000 if the extra goes into knowledge-intensive ones), plus CGT deferral and CGT-free gains after three years.

What is SEIS?

The Seed Enterprise Investment Scheme is for the earliest-stage companies. It gives 50% income tax relief on up to £200,000 a year, CGT-free gains after three years, and CGT reinvestment relief that exempts half of a gain you put into SEIS shares.

Can I get more relief than the tax I pay?

No. Income tax relief reduces the tax you owe for the year and cannot create a refund beyond that. You can ask to treat the investment as made in the previous tax year to use that year's tax instead.

What happens if the company fails?

You can claim loss relief: the loss, after deducting the income tax relief you got, can be set against your income at your marginal rate. For a 45% taxpayer a £50,000 SEIS loss can leave about £8,950 of real loss after all reliefs.

Is EIS capital gains deferral a saving?

No. It postpones tax on a gain until you sell the EIS shares or they stop qualifying. It only becomes a saving if the deferred gain is never taxed, for example on death.

How long must I hold the shares?

At least three years from issue, or from when the company starts trading if later. Selling earlier withdraws the income tax relief.

Is my data uploaded anywhere?
