The model, and what it leaves out
- Separate fee. A stay of n nights brings in n x nightly rate + cleaning fee. The guest also pays the guest service fee on that; you pay the host fee.
- Rolled in. The nightly rate rises by cleaning fee / average stay and there is no cleaning fee, so revenue is identical at your average stay, more on longer stays, less on shorter ones.
- Profit per stay. Payout after the host fee, minus the cleaner's bill, minus variable cost per booked night. Profit is linear in nights, so the shortest profitable stay is solved exactly.
- Break-even cleaning fee. Cleaner's bill / (1 - host fee), since the platform's fee applies to the cleaning fee too.
- Not modelled: demand response to the displayed price, taxes and occupancy tax, weekly and monthly discounts, pet or extra-guest fees, damage, your own time cleaning, and platform rules that differ by region or change over time.
Common questions
Should I charge a cleaning fee or raise my nightly rate?
Both can earn the same money at your average stay length, but they behave differently. A separate fee collects the same cleaning money from every stay, so 1-night stays are protected. Rolling it into the nightly rate spreads it per night, so long stays overpay you and short stays underpay the cleaner. This calculator shows host profit under each, for stays from 1 to 14 nights, on your own numbers.
How much cleaning fee do I need to charge to break even?
Cleaning cost divided by one minus the host fee, because the platform takes its fee on the cleaning fee too. A $90 cleaner bill with a 3% host fee needs a fee of about $92.78. With a 15.5% host-only fee it needs about $106.51.
Do guests see the cleaning fee in the price?
Major platforms now show the total price including fees up front, so hiding cost in a fee no longer helps search ranking or click-through. What matters is the all-in total for the guest's stay length, which this calculator shows for both structures.
Is this financial advice?
No. It applies simple arithmetic to the numbers you enter and does not replace platform rules, local law or a qualified adviser.
