WHOLESALE REAL ESTATE OFFER CALCULATOR · RUNS IN YOUR BROWSER · NOTHING UPLOADED

What can you offer the seller and still get paid?

Enter the after-repair value (or paste sold comps), the repairs and your end buyer's terms. The tool finds the most that buyer can pay, subtracts your fee to get your maximum offer to the seller, checks whether the seller's asking price works, and nets your fee by assignment versus double close.

Arithmetic on the figures you type. Not legal, tax or investment advice, and not a statement of what wholesaling rules apply where the property is. The example is made-up placeholder data, not any property's.

Questions wholesalers ask

What is the maximum allowable offer in wholesaling?

The most you can contract a house for and still leave your end buyer a deal. Start from what a flipper will pay: the after-repair value times their rule (often 70%) minus repairs, checked against what they need to profit after selling costs and holding. Then subtract your own assignment fee. That is the number to offer the seller.

What is the difference between assigning a contract and a double close?

With an assignment you sell your rights in the purchase contract to the end buyer for a fee, and the buyer closes with the seller directly. With a double close you buy the property, then sell it to your buyer, usually the same day. The second route can hide your fee from the seller but adds closing costs, often transactional funding, and in some places transfer tax on both deeds. The tool nets your fee both ways.

How do I find the after-repair value?

Use sold comparable sales from the same neighbourhood and recent months, in finished condition. Paste them with square footage and the tool takes the median price per square foot times your property's size. It is only as good as the comps; an appraiser, a local agent or the end buyer's own numbers are better checks.

Is wholesaling legal everywhere?

Not everywhere on the same terms. Some states and cities regulate it, require a licence, require disclosure that you are selling a contract rather than the property, or limit repeat activity, and the rules have been changing. This tool does not tell you what applies to you. Check your state's real estate commission or a local real estate attorney before you market a contract.

Not decided

Whether wholesaling, assignment or double closing is lawful or needs a licence or disclosure where the property is, whether the seller's contract allows assignment, title, liens and condition problems, whether your repair estimate or ARV is right, how your buyer actually underwrites, and taxes on your fee. Treat the output as arithmetic on your numbers and confirm the rules with your state real estate commission or a local real estate attorney.
