SELLER NET SHEET
Transfer tax moves a seller's net more from one state to the next than most closing lines: nothing in Texas, $2,975 on a $425,000 sale in Florida. The table shows the statewide amount a seller customarily pays, as a percent of price, and what that is on $425,000. These are the starting points behind the state menu in the seller net sheet calculator.
| State | Seller's rate | On $425,000 | What else applies |
|---|---|---|---|
| Alaska | 0% | $0 | No statewide transfer tax. |
| Arizona | 0% | $0 | No transfer tax; a small affidavit fee is part of recording. |
| California | 0.11% | $468 | County documentary transfer tax, $1.10 per $1,000. Some cities (for example Los Angeles, San Francisco, Oakland) add their own, which can be several times higher. |
| Colorado | 0.01% | $42 | Documentary fee, $0.01 per $100. |
| Florida | 0.7% | $2,975 | Documentary stamp tax on the deed, $0.70 per $100, customarily paid by the seller. Miami-Dade County uses a different rate. |
| Georgia | 0.1% | $425 | Transfer tax, $1 per $1,000. |
| Idaho | 0% | $0 | No transfer tax. |
| Illinois | 0.15% | $638 | State $0.50 per $500 plus county $0.25 per $500. Chicago and some other municipalities add more. |
| Indiana | 0% | $0 | No transfer tax. |
| Kansas | 0% | $0 | No transfer tax. |

| Missouri | 0% | $0 | No transfer tax. |
| North Carolina | 0.2% | $850 | Excise tax, $2 per $1,000. |
| New York | 0.4% | $1,700 | State transfer tax, $2 per $500, paid by the seller. New York City, Yonkers and some other places add a city tax, and the buyer owes the mansion tax on high-priced purchases. |
| Oregon | 0% | $0 | No statewide transfer tax. Washington County charges a small one. |
| Pennsylvania | 1% | $4,250 | State 1% plus local 1%, customarily split between buyer and seller, so the seller's half is 1%. Some cities charge more and the split is negotiable. |
| South Carolina | 0.37% | $1,572 | Deed recording fee, $1.85 per $500 (state plus county). |
| Texas | 0% | $0 | No transfer tax. |
| Utah | 0% | $0 | No transfer tax. |
| Virginia | 0.1% | $425 | Grantor's tax, $0.50 per $500, paid by the seller. Some regions add a regional or recordation surcharge. |
States not listed have graduated schedules, buyer-paid taxes or local rules that one percentage would misstate, so they are left out rather than guessed. Enter the title company's figure for those.
Open the calculator, pick the state, and compare offers with the transfer tax line already filled in; see also higher offer vs cleaner offer.
It depends on the state and the contract. In most of the states listed here the seller customarily pays the state tax, in Pennsylvania it is customarily split, and the buyer and seller can agree to move it. The purchase contract and the title company decide, not a general rule.
A single default rate is wrong for most states. Picking a state fills the transfer tax percentage with the statewide rate the seller customarily pays, so the net-to-seller figure starts closer. City and county taxes are not included and you can edit the rate.
