← Security deposit refund & prorated rent calculator

This calculator vs. TurboTenant

TurboTenant is a landlord property-management platform: listing a vacancy, screening applicants, signing an e-lease, collecting rent, and, on its paid plans, tracking a security deposit against that lease record. It is a system for running a rental end to end.

This page is not a property-management system and never will be. It answers one narrower question, on the spot: what does this deposit settle to, or what does this partial month prorate to — typed in your browser, with no account, no property record, and nothing saved anywhere.

QuestionWhere to answer it
I need to list a vacancy, screen an applicant, and get a lease signed. TurboTenant — that's the workflow it's built for.
I want rent collected online every month without chasing a check. TurboTenant — ongoing rent collection is a core feature.
A tenant is moving out. What's the refund once I list the deductions? This calculator — enter the deposit and each deduction, get the number immediately.
The tenant moved in mid-month. What's the prorated rent for that first month? This calculator — enter the monthly rent, days in the month, and days occupied.
I'm a tenant and want to check the landlord's deduction math myself. This calculator — the same free form works from either side of the lease.
Can I see the refund figure without creating a property-management account? This calculator — a static page, no account, nothing uploaded.

This tool needs no account and nothing installed: it is a static page, the arithmetic runs in your browser, and the deposit amount, every deduction, and every rent figure you enter stay on this device — nothing is uploaded anywhere.

Common questions

Should I use this calculator or TurboTenant?

They solve different problems, and a landlord who uses TurboTenant for everything else can still land here for one calculation. TurboTenant is a property-management platform: listings, tenant screening, e-signable leases, online rent collection, and (on its paid plans) security deposit tracking held alongside a specific lease record in its own system. This page is a single free form that does none of that. You type a deposit amount and list each deduction, or a monthly rent and a day count, and it does the arithmetic — refund or balance owed, or a prorated partial-month figure — with nothing signed up for and no lease on file anywhere.

Do I need a property-management account just to work out a deposit refund?

No, and that is the gap this page exists to close. A landlord managing one unit, or a tenant checking a landlord's math from the other side of the table, does not need an account, a listed property, or a stored lease to add up deductions against a deposit. This calculator runs the same subtraction TurboTenant's deposit tracking runs, without the account, the property record, or the plan tier deposit tracking sits behind.

Does this replace TurboTenant's property management?

No. Listing a vacancy, screening applicants, signing a lease, and collecting rent every month are real, recurring jobs, and a platform built around a persistent record of the tenancy is the right tool for that. This page sells nothing, stores nothing, and has no concept of a property or a lease term. It answers one arithmetic question — what does this deposit settle to, or what does this partial month prorate to — the same question a landlord who already uses full property-management software still has to answer at move-out.
