Questions people ask
What does a roofing insurance supplement mean?
After a storm, the insurer's adjuster writes an estimate. A supplement is a documented request to add items or quantities the first estimate left out, such as drip edge, starter strip, steep-slope charges, waste or code-required materials. This tool prices the gap between a measurement report and the estimate; it does not file or argue anything.
How do I find what an adjuster's estimate missed?
Put the measured quantities from your report next to the quantities on the estimate and your own unit price for each line. Every line where the estimate is short shows its dollar gap, and lines where the estimate has more than you measured are listed separately so you can see where the estimate is generous.
How much waste should a roof estimate include?
It depends on roof shape, pitch and shingle type, and trade guides quote different ranges. Type the waste you can justify for this roof; the tool shows how many squares and how many dollars the difference from the estimate is worth.
What is O&P and does it apply to a supplement?
Overhead and profit is an allowance, often ten percent each, for a general contractor coordinating a job. Whether it applies to a given claim is a question for the policy, the carrier and the state, so the tool lets you switch it on or off and shows both totals.
Is this insurance, legal or public-adjuster advice?
No. It is arithmetic on numbers you type in. It does not say what a policy covers, what a carrier must pay, or who may negotiate a claim for a homeowner, which varies by state. Its defaults are placeholders.
Not decided
What the policy covers, what the carrier owes, whether overhead and profit apply, whether a code-required item is payable, how depreciation is actually computed on your policy, and who may discuss or negotiate a claim with the carrier on a homeowner's behalf, which varies by state and can require a public adjuster licence. Straight-line depreciation on age over life is a simplification of what carriers do. Prices, waste and acceptance are what you type; the defaults are placeholders, not a benchmark and not a measurement. Measure the roof and read the estimate yourself.
