How much to charge to stripe a parking lot

Property managers type that phrase when they want a number they can put on a work order. Striping contractors hear the same phrase as “match last year’s $8-a-stall special.” The two jobs those words describe are not the same.

Price the lines, the ADA hash, and the coats

A per-stall special cannot see the lot

A 50-stall retail restripe with faded 4-inch lines is mostly paint and a short crew day. The same stall count with six ADA stalls, hashed access aisles, twenty-four arrows, a fire lane, two coats, and a new string-line layout is a different Saturday. Stall count is a convenient unit. It is a poor cost driver.

Adjacent 90-degree stalls share a side line, so a typical starting figure is about 18 lineal feet of 4-inch paint per stall — not the lot’s square footage, and not “one stall equals one unit of work.” ADA stalls add hashed aisle line that never shows up in that 18 feet.

What actually moves the bid

  1. Restripe versus new layout. Following existing paint is not measuring, snapping a line, and painting a first layout. New-layout hours sit on every stall, not just the extras.
  2. ADA hash, symbols, and signs. Treating an ADA stall as a regular stall is how an $8 special underprices the aisle. The extra is gallons and hours, not a courtesy.
  3. Stencils and fire lanes. Arrows, stop bars, crosswalks, and “FIRE LANE” footage are solid fill or extra lineal feet. They do not come free with the stall count.
  4. Coats. Two coats is almost another paint ticket. It is not another mobilization. Pricing it as either free or “double the job” is how the margin disappears.
  5. Night work. A closed lot after hours is a labor premium on the same scope, not a different stall count.

A walk-away number

Load the wage (employer taxes, workers’ compensation, and time off). Add paint, ADA signs, and mobilization. Put overhead on that direct cost. The walk-away price is total cost — below it the job makes nothing before you take a dollar home. Margin is a share of the customer’s number, not a markup on cost.

What this is not

This is not a MUTCD plan, an ADA determination, a traffic-engineering stamp, a pavement-condition report, or a quote you should send without checking your own tickets. Sealcoating, asphalt paving, gravel, and concrete pours are different trades with different units. Use the parking lot striping bid calculator to run the arithmetic on your rates.

Common questions

How much to charge to stripe a parking lot?

Price the lineal feet of stall line, the extra ADA hash, the stencils, the coats, and whether the layout is new or a restripe. A flat per-stall number hides those extras.

Why is a 50-stall new layout more than a 50-stall restripe?

A restripe follows existing paint. A new layout adds string-line hours per stall, and ADA aisles, arrows, and fire lanes add paint that stall count does not show.

Does a second coat double the price?

A second coat is almost another paint ticket, not another setup day. Labor for the second coat is typically a fraction of first-coat paint labor.
