FOR INDEPENDENT HOME INSPECTORS

Price the inspection before you've even seen the crawlspace.

A franchise brand hands its inspectors a fee schedule. Independents build their own, and the number that actually drives on-site time — stories, foundation access, the home's age — is easy to fold into a flat per-square-foot guess that quietly underprices an older crawlspace house. This free calculator prices one inspection from those specifics, adds radon, sewer scope, termite/WDO, and mold at their own fee, and checks whether a week of bookings hits your income goal.

This is a planning floor from the numbers you typed, not an audited quote. It does not add sales tax, annual E&O/liability insurance renewal, or continuing-education cost unless you fold those into overhead yourself.

Private by default

Everything on this page runs in your browser and nothing is ever uploaded. Your last job's numbers are saved locally on this device so you don't retype them next time — Reset to defaults clears them. We count only anonymous local feature events (quote-priced, weekly-goal-check) so we can tell whether the calculator gets used — no fees, addresses, or income figures are recorded, and Do Not Track / Global Privacy Control turn it off automatically.

Common questions

Why does a crawlspace or basement cost more than a slab foundation?

A slab has nothing underneath to inspect. A crawlspace means suiting up and physically moving through a tight space to check the underside of the structure, and a basement usually holds the mechanicals (furnace, water heater, panel) in one place that still has to be inspected on top of the rest of the house. This calculator adds a flat time premium for each, on top of the square-footage base.

Why does the rush report premium apply to labor time and not to travel or add-ons?

A same-day or rush turnaround costs you scheduling flexibility on the inspection itself, not a discount on the mileage you already drove or the radon canister you already paid for. This calculator applies the rush premium to on-site labor cost only, the same way an after-hours premium applies to billed time rather than to parts in this portfolio's other trade calculators.

Why are radon, sewer scope, termite/WDO, and mold priced as flat add-on fees instead of more minutes?

Each of those is usually a separate instrument, a separate specialist visit, or a lab sample with its own turnaround — not simply more time spent walking the same house. Pricing them as their own flat fee keeps that cost visible instead of folding it into a vaguer per-square-foot number.

Does this calculator replace my own state licensing requirements or InterNACHI/ASHI Standards of Practice?

No. It only does arithmetic on the numbers you type in — time, mileage, add-on fees, overhead, and margin — to suggest a price. It says nothing about what your state licence requires you to inspect, what your governing Standards of Practice cover, or what your errors-and-omissions policy actually insures. Verify all of that against your own licensing board and standards body.

Does anything I type get uploaded?

No. Every field on this page runs in your browser only, and nothing is sent to a server or an account. Your last job's numbers are saved locally on this device so you don't retype them. Usage counting only tallies anonymous feature events, and you can turn it off with the button above.
