A flat "$35 a night" rate ignores staff time, multi-dog handling, long-stay economics, and what a card processor takes. This free calculator prices one reservation from your real time and costs, then checks whether your whole facility's occupancy hits a monthly break-even.

This is a planning floor from the numbers you typed, not a market rate. It does not add taxes, bad debt, or vacancy unless you fold those into overhead yourself.
Given your fixed monthly costs and kennel/run count, find the occupancy percentage that breaks even, and see the profit or shortfall at a projected occupancy.

Everything on this page runs in your browser and nothing is ever uploaded. Your reservation and facility inputs are saved locally on this device so you don't retype them next time — Reset to defaults clears them, and Copy shareable link puts them in a URL fragment your browser never sends anywhere. There is no account. We count only anonymous local feature events (estimate, occupancy-check, link-copied, reset) so we can tell whether the calculator gets used — no names, prices, or facility details are recorded, and Do Not Track / Global Privacy Control turn it off automatically.
Common questions
Why does a second dog on the same reservation cost less than doubling the price?
Because almost none of the per-dog-day cost doubles with a second dog from the same household. The run, the feeding routine, and most of the potty-break time are already happening — a second dog adds handling effort but not a second kennel, a second cleaning cycle, or a second staff trip. Pricing it as a full second stay is the fastest way to lose a multi-dog family to a competitor who discounts it.
Why does the long-stay discount only apply past a threshold, not to the whole stay?
Because the first several nights of any stay cost the same to deliver as a short booking — there is no efficiency gained yet. The discount exists to win multi-week bookings that would otherwise go to a competitor's weekly rate, and applying it only to the nights beyond the threshold protects margin on the nights every stay has in common, short or long.
Why does the calculator separate a per-stay overhead assumption from the facility's fixed monthly costs?
They answer different questions. The per-reservation price needs a quick per-dog-day overhead estimate to fold into a quote. The occupancy section needs the facility's actual fixed costs (rent, utilities, insurance, software) and kennel/run count to find the occupancy percentage that breaks even — a number that a per-stay estimate alone cannot produce, because break-even depends on how many of your runs are actually filled, not on any one reservation's price.
Does anything about my facility or reservations get uploaded?
No. Every field on this page runs in your browser only. Nothing is sent to a server and there is no account. Your reservation and facility inputs are saved locally on this device so you don't retype them — Reset to defaults clears them, and Copy shareable link puts them in a URL fragment your browser never sends anywhere. Usage counting only tallies anonymous feature events, and you can turn it off with the button above.
