How much to charge to replace a boiler

Hydronic and steam techs get shopped on a published $4,500 installed boiler Facebook special. Those numbers cannot see the system or the extras. An 80 MBH gas hot-water like-for-like swap with two zones is a different job from a 140 MBH oil steam-to-hot-water conversion with four zones, an indirect tank, and a chimney liner.

Price the plant and the extras, not the $4,500 dump

A boiler changeout is a plant, then a system, then how much of that plant is actually sold. Like-for-like drops a same-fuel, same-system boiler in the same size class. A condensing upgrade is a vent and condensate change. Steam-to-hot-water is a piping job plus the plant. Hot water is circulators and zone valves. Steam is a Hartford loop and a low-water cutoff.

Like-for-like is not a steam conversion

The cheap special is almost always an 80 MBH gas hydronic swap, two zones, no liner, no indirect. A steam-to-hot-water conversion is a different crew week. Matching a per-MBH number on a conversion job is how a sold boiler becomes a loss when the piping and the liner eat the margin.

This is not a furnace, a water heater, or a mini-split

A furnace is forced air, AFUE, and a matching coil. A water heater is a tank or tankless, not a hydronic plant. A mini-split is a line-set and heads. A fireplace insert is a liner in a firebox. A chimney sweep is a flue cleaning. This prices a boiler changeout: input MBH, system, scope, and extras.

Walk-away price

Load the wage with payroll burden. Add overhead as a share of direct cost. Then take margin as a share of the customer’s price, not a markup on cost. The walk-away number is total cost. A proposed price under that number loses money before you take anything out of it.

This page is a walkthrough of the arithmetic in the boiler replacement bid calculator. Standing on a no-heat call? Should I patch this boiler for one more winter? They already bought the unit? Should I install a customer-supplied boiler? Saturday no-heat? Should I take a Saturday boiler call? It is not a heat-loss calculation, a fuel-gas code determination, a chimney design, or a price you should copy onto a contract.

Common questions

How much should I charge to replace a boiler?

Charge from input MBH, system, scope, and extras — not a published $4,500 boiler special. An 80 MBH gas hot-water like-for-like swap with two zones is a different job from a 140 MBH oil steam-to-hot-water conversion with four zones, an indirect tank, and a chimney liner.

Is a like-for-like swap the same bid as a steam-to-hot-water conversion?

No. Like-for-like drops a same-fuel, same-system plant in the same size class. A condensing upgrade is a vent and condensate change. Steam-to-hot-water is a piping job plus the plant. Matching a boiler special on a steam conversion is how a sold changeout becomes a loss when the piping and the liner eat the margin.

How do zones, a liner, and an indirect change a boiler price?

Hot water is circulators and zone valves. Steam is a Hartford loop and a low-water cutoff. An indirect water heater, a chimney liner, oil-to-gas, and primary/secondary piping do not live in a published boiler special.

Is this the same as a furnace, a water heater, or a mini-split?

No. A furnace is forced air, AFUE, and a matching coil. A water heater is a tank or tankless, not a hydronic plant. A mini-split is a line-set and heads. This prices a boiler changeout: input MBH, system, scope, and extras.
