The house
One row per room. Production rate is carpet square feet one technician extracts per hour — pick a soil level to start from a common figure, then replace it with a rate timed from your own stops. Check pet treatment when that room needs an extra extraction pass.
What a per-room special cannot see
Upholstery is its own clock. A sofa the customer thought was included is often an hour.
Your costs
Payroll burden covers employer taxes, workers’ compensation, liability insurance, and unpaid windshield time that never shows up on the wage. Underestimating it is the usual reason a three-bedroom special that looked full was not.

Where the hours go
Transparent arithmetic from your own inputs. The starting extraction rates are common ballpark figures, not an industry standard, a benchmark, or a guarantee — time your own stops and replace them.
Hand the customer a proposal
The price above is for you. This is the page you print or save as a PDF and give to the customer — your details, their details, the scope, the deposit split, and a line for them to sign. Your business details are saved on this device so you only type them once; the customer’s details are never saved.
Everything on the printed page is text you typed or a number this calculator worked out. It contains no warranty, lien, or cancellation wording — those depend on your jurisdiction and your contract, and this tool is not the place to invent them.
Common questions
What does this quote actually add up?
The price adds up extraction hours per room from the square footage and production rate you enter, an extra extraction pass on any room marked pet treatment, stairs by flight, upholstery piece by piece, furniture-moving minutes, and the round-trip drive — plus chemistry per square foot and per pet room, other job costs, overhead, and your target margin, then compares that to your posted minimum charge and quotes whichever is higher.
What is the “hours that are not extraction” number, and why does it matter?
It is every hour on the ticket that is not carpet extraction — stairs, pet extra passes, upholstery, furniture moving, and the drive. A posted per-room special is built on light-soil, vacant-room extraction time; stairs, a sofa, a pet room, and the windshield time to get there are exactly the hours that special leaves off, which is why a “3 bedroom special” that looked full on the schedule can still lose money once they are added back in.
Why does a pet-treatment room cost more than the same square footage without it?
A pet-treated room gets an extra extraction pass — by default a full second pass at the same production rate — on top of the normal extraction hours for that room’s square footage, plus its own line of pet chemistry cost. Two rooms of identical size price differently once one of them is marked for pet treatment.
Is my data uploaded anywhere?
No account and no network requests — the calculator runs entirely in your browser, and nothing about the job is sent anywhere. A share link encodes only the rooms, upholstery, and rates you choose into the address bar and is never sent to us; only your business details for the printed proposal are kept in this browser’s local storage so you do not retype them, and the customer’s details are never saved.
What does “minimum applied” mean?
It shows whether your posted minimum charge ended up higher than the price the job’s own hours and costs would have produced. On a small stop — one light room and a short drive — the minimum is usually what you actually quote; on a house with stairs, pets, and upholstery, the job price passes the minimum on its own.
Does this check drying time, mold risk, or whether a carpet is worth cleaning?
No. Production rates and chemistry costs are ballpark shop figures you can edit, not a moisture-control assessment, a mold-risk determination, or a guarantee that a given stain, pet odor, or worn carpet will come clean. Whether a carpet is salvageable, how long it needs to dry, and what soil level a specific room really is are still a judgment call from the walkthrough — this tool prices the job you describe, it does not inspect it.
