Is your campground making money? Yearly profit, break-even occupancy and the nightly rate you need

Enter sites, months open, occupancy, nightly rate, commission, turnover labour and your fixed costs. You get yearly profit, break-even occupancy, the nightly rate that breaks even or reaches your target, and a table by occupancy.

It works from your own figures. It does not know what other parks charge.

Common questions

Is a campground or RV park profitable?

It depends on whether nightly rates over a short season cover utilities, turnover labour, booking commissions and the fixed costs of the land. Fixed costs run all year but income arrives only while open, so a few weak weekends move the result a lot. This calculator spreads the fixed costs over the nights you can sell and shows what is left.

What occupancy do I need to break even?

Yearly fixed costs divided by what each occupied night leaves after commission, utilities and turnover labour gives the nights you need. Divide by the nights available while open to get break-even occupancy. The page flags it when you run within ten points of it.

What nightly rate should I charge?

The page works backwards: the nightly rate at which the park breaks even, and the rate that reaches the yearly profit you want, at your current occupancy. It does not know rates at nearby parks, so compare the result with local rates before changing a price.

Why count turnover labour and commission?

Check-in, cleaning the pad and fire ring, and booking-site commissions come out of every stay. Set labour to zero to see the cash view, or to what you would pay a camp host to see the real one.

Is my data uploaded anywhere?

No. Everything is calculated in your browser and nothing is sent; a test in the code asserts there are no network calls.
