This calculator vs. Yardi Voyager CAM reconciliation
Two different shapes: Yardi Voyager runs CAM recovery on top of a full property-management and accounting platform, built for a company operating every lease at a property inside one system of record. This page is a free, private worksheet for one question — does a single year's CAM statement match what the area-share math and credits say it should, before you raise it with the other side.
What each tool is for
Yardi Voyager is Yardi Systems' flagship property-management and accounting platform. CAM recovery is one module among many that sit on top of the same general ledger and tenant-ledger data: recurring charge schedules, lease administration, tenant billing, and year-end reconciliation runs are all generated from transactions the platform has already recorded for the property over the year. It is accurate to the extent every charge, credit, and lease term was entered correctly, and it requires the platform itself, a chart of accounts, and a management company's ongoing data entry to produce a reconciliation at all. Yardi's own pricing and licensing terms are not repeated here, since this session cannot verify today's figures against Yardi's current terms; only its well-documented scope as a property-management and accounting suite is described.
This calculator does none of what Voyager's CAM module does. It has no ledger, no lease database, and no memory between visits. It takes the figures already on one year's CAM statement or lease exhibit — annual expenses, total rentable area, tenant area, billed amount, credits, and optionally the variable-expense share and occupancy percentages for a gross-up clause — and returns the area share, the modeled tenant share, the net billed amount, and the variance between them, plus a review checklist. It runs free in any browser, needs no account and no property set up in advance, and uploads nothing you type.
| Question | Where to answer it |
|---|---|
| I manage many properties and want every lease's CAM recovery generated automatically from the same ledger that runs billing, collections, and lease administration. | Yardi Voyager — that platform-wide recovery run is what it is built for. |
| I have one CAM statement in hand — annual expenses, my area, the building's area, what was billed, and any credits — and want to know if the arithmetic holds up. | This calculator — free, instant, private, no account or property setup. |
| I am a tenant or a small landlord and do not have access to the property's Voyager instance at all. | This calculator — it needs only the figures on the statement itself, nothing else in the system. |
| My lease has an occupancy gross-up clause and I want to see the adjustment as its own line before the area share is applied. | This calculator's optional gross-up fields show the adjustment amount and note the target occupancy assumed. |
| I need the same reconciliation run across every lease at a property, tied to a full year of booked transactions and recurring charge schedules. | Yardi Voyager — built for the portfolio-wide run, not a single statement's before/after check. |
| Do I need an account, a configured property, or a chart of accounts to use the tool? | This calculator: no. Yardi Voyager's CAM recovery runs inside a configured, ongoing property-management platform. |
Most management companies get different value from each: Yardi (or a comparable property-management platform) for a running, transaction-backed recovery process across every lease at every property, and a private calculator like this one for an instant, no-login check on one statement before a payment conversation. This page's own figures are a single statement's arithmetic check, not a ledger, a recovery run, or a substitute for reviewing the lease itself.
This tool needs no account and no sign-in: it is a static page, the arithmetic runs in your browser, and once it has loaded it keeps working with the connection off.
Common questions
Should I use this calculator or Yardi Voyager?
They solve different problems. Yardi Voyager is a full property-management and accounting platform: tenant ledgers, lease administration, recurring charge schedules, and CAM recovery all run on top of the same general ledger, so a reconciliation reflects every transaction the system has recorded for the property over the year. It is built for a management company or landlord running many properties and leases through one system of record, and it requires the platform, the chart of accounts, and the ongoing data entry underneath it to be accurate. This calculator does none of that. It takes the five or eight numbers already on a CAM statement or in a lease exhibit — annual expenses, total rentable area, tenant area, billed amount, credits, and an optional occupancy gross-up — and returns the area share, modeled tenant share, net billed amount, and variance, instantly, with no account, no ledger, and nothing uploaded. A management company already running Voyager gets its CAM recovery from the platform it already operates in; a landlord or tenant checking one statement by hand, or without access to the property's Voyager instance at all, is in the right place here.
